- Choose Your Payment Frequency: Instead of the traditional monthly rent payment, you now have the option to pay weekly, bi-weekly, or on a schedule that aligns better with your income cycle.

- Here’s how Flex Pay works:
- Due Date: Rent is due on the 1st of each month. We kindly ask that you submit your payment by this date to avoid any late fees or penalties.
- Late Payment: If your rent payment is not received by the 5th of the month, it will be considered late.
Late Payment Procedures:
- Late Notices: If your payment has not been received by the 10th of the month, a 7/14 day (depending on the state the property is located in) notice will be posted to your door. This notice serves as a formal reminder of the overdue rent.
- Payment Deadline: You will have until the expiration of the notice period to remit payment in full. Failure to do so may result in further action, including eviction proceedings in accordance with state laws.
No Partial Payments or Payment Arrangements:
Please note that we do not accept partial payments or payment arrangements for rent. We understand that unforeseen circumstances may arise, but it’s essential to adhere to the terms of your lease agreement regarding rent payments.
How to Ensure Timely Payments:
To avoid late payments and potential disruptions, we recommend setting up automatic payments through our online portal or ensuring that you submit your payment on time each month.

Lease Renewal Process:
- Standard Renewal Increases: At lease renewal time, it’s common for there to be a standard 8% increase in rent. This increase helps us cover rising operational costs and maintain the quality of the property.
- Timing of Renewal Notifications: Our team will start reaching out to you 90 days prior to the expiration of your lease to discuss renewal options and any changes to your lease terms.
Renewal Deadline:
- Submit Notice of Intent to Renew or Vacate: If you wish to renew your lease for another term, please notify us at least 60 days prior to your lease expiration date. This allows us enough time to prepare the necessary paperwork and ensure a smooth transition.
